Living in Vineyard, Utah: The 2026 Guide

By Matt Sumsion, Sumsion Real Estate · Updated October 2026
Quick answer: Vineyard is a young, fast-growing city of about 16,100 people on the east shore of Utah Lake, between Orem and the lake. It grew from just 139 residents in 2010, so most homes are new. It has its own FrontRunner station and the new Utah City development, but its property tax rate is higher than neighboring Orem and Lindon. Over the last 12 months, the median single-family home in Vineyard sold for about $777,000, and most homes sit on lots of about an eighth of an acre.

Is Vineyard, Utah a good place to live?

For buyers who want a newer home close to Orem, Provo, and Lehi, often yes. Vineyard is one of the newest cities in Utah County: almost everything has been built in the last decade, it has a commuter rail station, and a large new town center is going up on the old Geneva Steel site.

  • Brand new, and still growing: Vineyard had 139 residents in the 2010 Census. By 2020 it had about 12,560, and the Census estimates 16,092 in 2025, up about 28% in five years while Utah County grew about 15%.
  • Central location: about 9 minutes to UVU in Orem, 15 to downtown Provo, and 21 to Lehi without traffic.
  • Commuter rail in town: the Vineyard FrontRunner station opened in August 2022.
  • Big things coming: Utah City, a 700-acre development on the former Geneva Steel site, and a Huntsman Cancer Institute center scheduled to open in fall 2028.

The tradeoffs: Vineyard's property tax rate is the highest of the cities next to it, most yards are watered with metered drinking water because there is no secondary water for homes, and a lot of the city is still under construction.

What is the property tax rate in Vineyard, Utah?

Vineyard's 2026 total property tax rate is 0.010781, down from 0.010989 in 2025. That works out to about $3,558 a year on a $600,000 primary home. The rate is higher than Lindon's (0.008110) and Orem's (0.008118), and almost all of the difference is the city's own levy.

Utah taxes a primary home on only 55% of its market value, because of the state's 45% residential exemption, which covers the home and up to one acre of land.

Some addresses are in district 96, which adds a small water district levy for a 2026 total of 0.010792, or about $3,561 on the same home. Homes in Utah City sit in public infrastructure districts. Their 2026 tax levy is zero, but ask the title company about any district assessments before you buy there. Second homes and rentals are taxed on full value. The school portion may change after Timpanogos School District takes over in July 2027.

What is the cost of living in Vineyard, Utah?

Housing is the biggest cost, followed by property tax and a city utility bill that runs higher in summer. Vineyard homes are newer, so maintenance is usually lighter, but there is no cheap secondary water for lawns, and the tax rate is about a third higher than Lindon's.

Vineyard city utility rates (2026)

ChargeRate (effective January 1, 2026)
Water base, standard home meter$31.61 a month, includes the first 5,000 gallons
Water, 5,001 to 15,000 gallons$2.07 per 1,000 gallons
Water, 15,001 to 30,000 gallons$2.37 per 1,000 gallons
Water, 30,001 to 50,000 gallons$3.15 per 1,000 gallons
Sewer$19.22 a month plus $6.27 per 1,000 gallons
Garbage$16.25 a month for a 90-gallon can
Recycling$7.50 a month
Storm water$6.50 a month per unit

At those rates, a home that uses 20,000 gallons in a summer month pays about $64 for water alone, before sewer and the other charges. New residents are signed up for recycling automatically and have 30 days to opt out. Water rates went up 2% and sewer rates 5% on January 1, 2026.

Power is from Rocky Mountain Power, not a city utility. For city utility billing, call (801) 226-1929, option 1. Sources: Vineyard utility billing and city fee schedule.

Does Vineyard have secondary water?

Not for homes. Vineyard's pressurized irrigation system serves only certain institutional properties, so most homes water their lawns with metered city drinking water. That is why summer water bills matter more here than in cities with citywide secondary water.

The city does not have its own drinking water wells for the main system. Its 2025 Water Master Plan says Vineyard "is supplied solely through wholesale connections": the north part of the city gets water from the Central Utah Water Conservancy District and the south part from Orem's system. The same plan recommends a secondary water master plan "as soon as possible," so this could change over time.

New neighborhoods lean toward water-wise yards, and the city's water plan includes "Flip Your Strip" rebates for replacing park-strip lawn.

How much do homes cost in Vineyard?

Vineyard home prices rose from a median of $410,250 in 2019 to $740,000 in 2022, held between about $723,000 and $767,000 from 2023 through 2025, and are at $799,950 so far in 2026. Over the last 12 months (October 2025 through September 2026), the median single-family home sold for $777,000, or $217 per square foot, and 17.2% of sales were $1 million or more.

Does Vineyard have a FrontRunner station?

Yes. The Vineyard FrontRunner station opened on August 12, 2022, in downtown Vineyard near the Vineyard Connector overpass. FrontRunner is the commuter train that runs north through Lehi and Salt Lake City to Ogden and south to Provo.

The station is the anchor for Utah City: a 12-acre park corridor called the Greenline is planned to run from the station to the Utah Lake shore.

What is Utah City, and what is being built in Vineyard?

Utah City is a 700-acre development on the former Geneva Steel site in Vineyard, planned as a walkable town center with five districts and more than 50 acres of parks and paths when finished. Its first two residential buildings, with more than 450 apartments and townhomes, have opened, along with Bella's Market, Vineyard's first grocery store.

  • Huntsman Cancer Institute: the University of Utah broke ground in April 2025 on a $400 million, 272,000-square-foot cancer center inside Utah City. It is scheduled to open to patients in fall 2028.
  • UVU land: Utah Valley University owns about 225 acres on the old Geneva Steel site in Vineyard.
  • Geneva Steel history: the steel mill was built in the 1940s on about 1,600 acres and ran until the 1990s. Redevelopment started in 2013.

Build-out will take years. If you buy near Utah City, expect construction nearby for a while.

Is Vineyard, Utah safe? Who polices it?

Vineyard does not have its own police department. The Utah County Sheriff's Office provides all police services under contract, with 17 sworn deputies assigned to the city, including a chief, four sergeants, two detectives, ten patrol deputies, and a school resource officer.

Because of that arrangement, the state's 2024 Crime in Utah report does not list a separate crime rate for Vineyard; its numbers are folded into the Sheriff's Office totals for everywhere it patrols. Fire service comes from the Orem Fire Department. The Sheriff's non-emergency line for Vineyard is (801) 798-5600.

What school district is Vineyard in?

Alpine School District for now, and the new Timpanogos School District starting July 1, 2027. Voters split the Alpine district, and Vineyard joined Orem, Lindon, and Pleasant Grove to form Timpanogos School District, which will serve about 30 schools and about 23,300 students.

Schools located in Vineyard:

  • District elementary schools: Trailside Elementary and Vineyard Elementary
  • Public charter schools: Franklin Discovery Academy and Freedom Preparatory Academy

There is no junior high or high school inside Vineyard, so older students attend schools outside the city. Boundaries depend on the address and may change for 2027 and 2028, so confirm a specific home with the district before you buy.

Can you build an ADU or rent out a basement in Vineyard?

Yes, with stricter rules than most nearby cities. Vineyard allows one accessory dwelling unit on a single-family detached home under zoning code section 15.34.060:

  • Lot size: at least 5,200 square feet for an apartment inside the home, and at least 12,000 square feet for a detached unit.
  • Detached units can be up to 1,200 square feet.
  • The owner has to live on the property, and the unit cannot be sold separately.
  • Parking: the home needs four paved, off-street parking spaces.
  • Shared meters: the unit must use the same water, sewer, power, and gas meters as the main home.
  • One front door: only one front entrance can be visible from the front yard.
  • A city license: every ADU needs a business license, renewed every two years with an inspection. The fee is $100 to start and $50 to renew.

Can you Airbnb a house in Vineyard?

Generally, no. Since June 2025, Vineyard allows short-term rentals only in multi-family buildings with on-site management in the Regional Mixed Use zone, under a development agreement, and on no more than 10% of a building's units.

What are the zoning and lot size rules in Vineyard?

Most of Vineyard was built as planned communities, so the rules for a specific home often come from its development approvals. The base single-family zones and minimum lot sizes, from the Vineyard Zoning Code, are:

ZoneMinimum lot
R&A-55 acres
RE-2040,000 square feet (about 0.9 acre)
R-1-1515,000 square feet
R-1-1010,000 square feet
R-1-88,000 square feet
R-2-1515,000 square feet; 25,000 for a two-family home

Homes in residential zones are limited to 35 feet tall. The Regional Mixed Use zone, where Utah City is, allows buildings up to 60 feet.

What does it cost to build a new home in Vineyard?

Beyond the lot and construction, new homes pay city impact fees, including $4,207.49 for drinking water, $3,422.88 for parks, and $637 for sewer, plus road, storm water, and pass-through fees for wastewater treatment and water rights.

Matt Sumsion
Matt's TakeMatt Sumsion

Vineyard is a young town, where the typical home sold was built around 2018, and lot size drives the price more than almost anything else. Here is what most people miss: the 54 homes on lots under 0.15 acre sold in the last 12 months went for a median of $699,450, while the 21 homes on 0.15 to 0.25 acre sold for $845,000 and moved faster, in a median of 22 days. A little more yard here costs real money, and buyers are paying it quickly. If a yard matters to you, decide that up front and be ready to move when the right one lists.
