Quick answer: American Fork is an established city of about 41,000 people between Lehi and Pleasant Grove, at the mouth of American Fork Canyon. It has a hospital, the Mount Timpanogos temple, and a resale-driven housing market, and it is about 11 minutes from the Lehi tech campuses and 21 minutes from downtown Provo. Over the last 12 months, the median single-family home in American Fork sold for about $573,000, and almost all of those sales were resale homes.

Is American Fork, Utah a good place to live?

For many families, yes. American Fork has a real Main Street, a hospital, a canyon in its backyard, and a central spot between the Lehi tech corridor and Provo, with neighborhoods that are mostly built out.

  • Central: about 11 minutes to Adobe's Lehi campus, 21 to downtown Provo, and 38 to downtown Salt Lake City without traffic, with a FrontRunner station on the south side of town.
  • A hospital in town: Intermountain American Fork Hospital, with a 24-hour emergency room and an InstaCare.
  • The canyon next door: American Fork Canyon, Timpanogos Cave National Monument, and the Alpine Loop are about 15 minutes from Main Street.
  • Growing steadily: the population rose from 33,384 in 2020 to an estimated 41,020 in 2025, up 22.9%, faster than the county's 15.2%.

The tradeoffs: American Fork's 2024 crime rate was above the county average (more on that below), and new homes are scarce and expensive. Only 23 of the 260 single-family homes sold in the last 12 months were brand new.

Is American Fork, Utah safe?

It is above the Utah County average, and much of the difference is shoplifting. The American Fork Police Department, which also serves Cedar Hills by contract, reported 43.30 offenses per 1,000 residents in 2024, compared with 30.81 for Utah County and 49.44 statewide.

A large share of that is shoplifting. Shoplifting made up 319 of the department's 656 theft offenses (about 49%), which fits a city with a large shopping area along I-15 that draws shoppers from neighboring towns. Crimes against people were a much smaller part of the total.

Source: Utah Bureau of Criminal Identification, 2024 Crime in Utah report. The rate covers the police department's whole service area, American Fork and Cedar Hills together.

Who provides power, water, and internet in American Fork?

  • Power: Rocky Mountain Power. American Fork does not run its own electric utility, unlike Lehi.
  • Natural gas: Enbridge Gas Utah (formerly Dominion Energy).
  • Water, sewer, storm drain, garbage, and secondary water: the city, on one utility bill. Call (801) 763-3000, option 1, then option 2.
  • Fiber internet: coming, but not city-run. In February 2025 the city agreed with Strata Networks and CentraCom to build a mostly private, open-access fiber network in phases, with speeds from 250 megabits to 10 gigabits. Prices and a finish date have not been published. You can pre-register at americanfork.fibertomycity.com.

Does American Fork have secondary water?

Yes, citywide, and the way it is billed changes on January 1, 2027. Pressurized irrigation is available to all American Fork residents, from about April 15 to October 15 each year, and the city has been adding meters to every connection since 2022.

Starting in 2027, the flat charge becomes a base rate tied to lot size plus a charge for how much water you use:

  • 2027 base: $3.50 plus $0.0017 per square foot of lot, with a minimum of $18.80 a month. A 10,000 square foot lot pays $20.50 a month before usage.
  • Usage: four tiers, from 43 cents to $1.72 per 1,000 gallons in 2027, with tier sizes set by lot size.
  • Rising each year: the rates are phased in through 2031, when the top tier reaches $5.16 per 1,000 gallons.

Can you build an ADU in American Fork?

Yes, and since September 22, 2026, that includes backyard units. American Fork has allowed apartments inside single-family homes for years, and the City Council adopted rules for detached accessory dwelling units just before a new state law took effect on October 1, 2026.

Apartment inside the home (city code 17.5.134)

  • Allowed in all single-family zones, one per home.
  • The owner has to live there, in the main home or the apartment.
  • Parking: the city code asks for two extra off-street spaces on top of the home's two. State law generally limits cities to requiring one, so confirm the current requirement with the city.
  • The apartment cannot be sold separately, and the home has to keep looking like a single-family home.

Detached backyard unit (city code 17.5.136)

  • Lot of at least 11,000 square feet with a single-family home.
  • Up to 24 feet tall and 1,500 square feet of footprint, and no bigger or taller than the main home.
  • At least 12 feet from the side and rear property lines, and not in the front yard.
  • One extra parking space for a unit under 650 square feet, two for 650 square feet or more.
  • The owner must live on the property, and the unit is meant for rentals of 90 days or longer.

Short-term rentals: American Fork allows them only in owner-occupied homes, with a 2-night minimum and a city business license. Source: American Fork City Code, Title 17.

Matt Sumsion
Matt's TakeMatt Sumsion

American Fork is a resale town, and that cuts two ways. Here is what most people miss: only 23 of the 260 single-family homes sold in the last 12 months were brand new, and 20 of those 23 sold for $1 million or more, at a median of $1,319,900. Only 3 new homes sold for under $700,000. So if you want new and you want to stay under about $700,000, American Fork will be a short search. If you are happy with an established home, the resale market here is quick and fair: a median of 33 days on the market and about 100% of list price.
