Moving to Utah County: A 2026 Relocation Guide

By Matt Sumsion, Sumsion Real Estate · Updated October 2026
Quick answer: Utah County is a fast-growing, family-oriented county just south of Salt Lake County, home to about 760,000 people across cities that range from small towns to Provo and Lehi. Median single-family prices over the last year ranged from about $530K in Eagle Mountain to about $1.45M in Alpine, so the first decision is which part of the county fits your commute, schools, and budget.

Which Utah County city is right for you?

Utah County is easiest to understand in four parts:

  • North county (Lehi, American Fork, Highland, Alpine, Cedar Hills): closest to Salt Lake County and the Lehi tech corridor. Alpine and Highland have larger lots and higher prices.
  • West side (Saratoga Springs, Eagle Mountain): newer neighborhoods, the fastest growth, and generally lower prices, with longer drives to the freeway.
  • Central (Provo, Orem, Pleasant Grove, Lindon, Vineyard): the two universities, the most established neighborhoods, and the most shopping, dining, and transit.
  • South county (Springville, Mapleton, Spanish Fork, Salem, Payson, Santaquin, Elk Ridge, Woodland Hills): small-town feel, more room, and a longer commute north.

What are the school districts in Utah County?

Utah County voters chose in 2024 to split Alpine School District, which serves most of the north and central county, into three new districts. Alpine School District runs the schools until the transition on July 1, 2027. Here is where each city lands:

DistrictCities
Aspen Peaks (from July 2027)Lehi, American Fork, Highland, Alpine, Cedar Hills
Lake Mountain (from July 2027)Saratoga Springs, Eagle Mountain
Timpanogos (from July 2027)Pleasant Grove, Lindon, Vineyard, Orem
Provo CityProvo
NeboSpringville, Mapleton, Spanish Fork, Salem, Woodland Hills, Elk Ridge, Payson, Santaquin

Utah County also has many charter schools, and Brigham Young University and Utah Valley University are both here. School boundaries do not always follow city lines, so confirm the assigned schools for any specific address with the district before you buy.

What is the commute like?

Interstate 15 is the spine of the county. Most commutes run north toward Lehi and Salt Lake County in the morning. A few things to know:

  • FrontRunner commuter rail runs from Provo north to Ogden, with Utah County stations in Provo (Provo Central), Orem (Orem Central), Vineyard, American Fork, and Lehi. UTA says it runs Monday through Saturday, every 30 minutes at peak times and every 60 minutes off-peak.
  • West-side cities (Saratoga Springs and Eagle Mountain) rely on a few main roads to reach I-15, so test the drive at rush hour.
  • South-county towns trade a longer drive north for more space and lower prices in several cities.

Before you choose, drive your real commute at the time you would actually make it. Each town guide lists typical drive times.

What does it cost to live in Utah County?

  • Housing is the biggest cost and varies a lot by city. See the table above.
  • Utah income tax is a flat 4.45% for 2026.
  • Property tax depends on your city and taxing district. A home you live in as your primary residence is taxed on less than its full value. See our Utah County property tax guide.
  • Utilities differ by city. Several Utah County cities run their own power or fiber service; the town guides list them.

How do you buy a home in Utah from out of state?

  1. Get pre-approved with a lender who lends in Utah, so your offers are taken seriously.
  2. Narrow the area first. Use the town guides and a call with us to pick two or three cities before you look at specific homes.
  3. Tour by video, then in person if you can. We walk homes live on video and point out what photos miss: noise, slope, the view from the yard, the street.
  4. Make an offer on the Utah REPC. Utah uses a state-approved Real Estate Purchase Contract with deadlines for seller disclosures, due diligence (inspections and research), financing and appraisal, and settlement.
  5. Inspect during due diligence. You do not have to attend. The inspector can send a report and photos.
  6. Close remotely if needed. Utah allows remote notarization by live audio and video with a Utah-certified remote notary, and you can ask the title company about a mail-away or remote closing.
  7. Protect your down payment. Wire fraud is real. Before you send money, call the title company at a phone number you find yourself, not one in an email.

If you are also selling a home where you live now, see our guide to buying and selling at the same time.

Common questions

Is Utah County a good place to live?

For many families, yes. It offers mountains and canyons close by, two universities, a growing job base in the Lehi tech corridor, and a family-oriented culture. Growth also means traffic and construction in many areas.

What is the cheapest city in Utah County?

Over the last 12 months, Eagle Mountain had the lowest median single-family sale price of the cities we track, about $529,722. Prices vary a lot by neighborhood and home age within each city.

Which Utah County cities are closest to Salt Lake City?

Lehi, American Fork, Highland, Alpine, Cedar Hills, Saratoga Springs, and Eagle Mountain are in the north and west of the county, closest to Salt Lake County.

What school district will I be in?

Provo has Provo City School District. The south county is mostly Nebo School District. Alpine School District splits on July 1, 2027 into Aspen Peaks, Lake Mountain, and Timpanogos districts. Always confirm the assigned school for a specific address.

Does FrontRunner go to Utah County?

Yes. FrontRunner stops in Lehi, American Fork, Vineyard, Orem, and Provo, and continues north through Salt Lake City to Ogden.

Can I buy a house in Utah without visiting?

Yes. Many buyers tour by video, inspect during the due diligence period, and close with remote notarization or mail-away signing. We still recommend visiting the area at least once if you can.

Does Utah have a state income tax?

Yes. Utah's individual income tax is a flat 4.45% for 2026.

Matt Sumsion
Matt's TakeMatt Sumsion

I think Utah County is one of the best places in the country to raise a family. But the cities are more different than they look from out of state. The best moves I see start with a long phone call, not a list of homes: where you will work, what matters for your kids, how much yard you really want. Then I narrow it to a few neighborhoods and walk them with you, in person or on video, until it feels like home.
